Análise de manifestações patológicas em edifícios históricos no município de Governador Dix-Sept Rosado-RN

Resumo

Pathological manifestations are phenomena that affect the performance of buildings, be they physical, economic or aesthetic. In older constructions, pathological problems are often more incidental because of the lack of design elements, heterogeneity of materials, and uncertainties about structural integrity. In addition, these buildings often do not receive proper repair and maintenance measures. The historical buildings represent the testimony of the history and culture of a society and also allow to know the way of life of people who lived in other times. Therefore, studies on pathology in buildings are of great importance in order to identify the mechanisms, causes and origins of the manifestations that reduce the useful life of these buildings. This work aims to propose interventions in the pathologies found in three historical buildings located in Governador Dix-Sept Rosado in the state of Rio Grande do Norte, in the Brazilian northeast. The methodological procedures to perform the work consisted of an inspection of the constructions with the help of checklist of pathological manifestations, photographic records and use of pachymeters. We also used diagnostic matrices and definition of conduct to organize the information collected in the field. Finally, to determine which pathological problem needed more attention, the Gravity Matrix was used; Urgency and Trend (GUT) and Failure Modes and Effects Analysis (FMEA).Through the inspection in the City Hall, Old Train Station and in the Palace, it was possible to identify several anomalies, where the most incidents were the paint / ceiling spots and paint stripping. The possible diagnoses of these pathological problems came from infiltrations (mainly coverage) and failures in waterproofing processes. Finally, the order of prioritization for the resolution of the pathological manifestations found in the three buildings was the same one obtained in the GUT and FMEA methods. Although they are different methods, the determination of their indexes depends very much on the subjective analysis of the individual who is carrying out the analysis of the problem. The City Hall had, in order of priority, paint / ceiling spots, paint stripping, coating displa- cation, cracks and cracks in masonry / coating, detachment and / or detachment of ceramic coatings and efflorescences. The Old Train Station had, in order of priority, paint / ceiling spots, paint stripping, cracking in masonry / coating, detachment and / or detachment of ceramic tiles. Finally, the order of prioritization for the Palace were the wall / ceiling stains and paint stripping, respectively.
