Abstract
Employees in the maintenance management sector in Brazil have received great recognition, however, their practices need to be evaluated. It is still little used in the country, planning practices that are effective. Many companies centralize their activities in corrective maintenance and allow lack of control of activities and, consequently, failures and breaks in equipment causing delays to customers and operators. Besides the manufacturing companies, which use the maintenance management, there are the companies that provide maintenance services, these in turn, provide visits focused on the efficiency of machines and equipment, so that they operate continuously and that the occurrences of failures and defects are as mild as possible. The maintenance operations are important because they serve as support for the manufacturing activities, for this reason, it is convenient that the debate on the subject is raised. The objective of this work was to make a critical analysis of the maintenance management in a company providing elevator maintenance services in the state of Rio Grande do Norte. To achieve the desired objective, it was sought to understand what was treated in the literature, understand how maintenance management works in the company of the study, identify the use of strategies by the organization and make a parallel between the practical activities and what addresses the theory. Right after the selection of the case, through a virtual interview it was possible to collect the necessary information for the elaboration of the study. These data were transcribed and went through a thorough analysis regarding what was treated. With this analysis, some aspects present in the company were observed with more attention. They are: adaptation in the use of tools (maintenance plan and performance indicators); the strong relationship between client and service provider; the financial and contract issue; technological updating and outsourcing of some services. Still in the analysis of results, it was possible to indicate proposals for improvement based on the discussed content, such as: use of new methodologies such as Reliability Centered Maintenance, and the 5W2H and FMEA (Failure Mode and Effect Analysis) tools. It was sought with the contributions of the work to list ways of improvements that had a focus on the quality of services, reduction of costs involved and the reduction of losses and downtime in the system. It is important to point out that in relation to the theme, there is a lot to be discovered and reported, there are varied situations that can be deepened beyond the scenario reported in the study.
